Move-out Policy

Thank you for your tenancy with LLPM. As your lease term nears its end or as you prepare to vacate, we want to ensure a smooth transition and help you maximize the return of your security deposit.

** Please remember to keep the water and power active for at least five days after move out to allow for the inspection of  faucets, appliances, and fixtures. **

**Please remember that dumpster use is limited to household residential trash only. Discarding excessive move out items such as clothing, furniture, appliances, equipment, or any other “non-garbage” item (in or out of the dumpster0 will result in overage charges deducted from your deposit.**

Under Georgia law and the terms of your lease agreement, you are required to return the rental unit in a totally clean condition, free of damage beyond ordinary wear and tear in relation to the time of your stay, and with all issues properly reported. A thorough move-out cleaning and careful handling of the property will help avoid unnecessary deductions from your security deposit.

Cleaning Expectations: Please leave the unit in the same clean condition as when you moved in or better. We strongly encourage you to perform a full and thorough cleaning before vacating, including but not limited to:

Deep cleaning of all floors, carpets (vacuum and spot-clean stains), walls, windows, blinds, and baseboards.
Cleaning kitchen appliances (oven, stovetop, refrigerator interior/exterior, microwave), cabinets, countertops, and removing all food debris or grease buildup.
Thoroughly cleaning bathrooms (sinks, toilets, showers/tubs, mirrors, and removing any soap scum, mold, or mildew).
Wiping down all surfaces, light fixtures, and vents.
Removing all personal belongings, trash, and debris from the unit, garage, yard, and common areas.
Returning all keys, garage openers, fobs, and access devices.

If the unit is left excessively dirty (e.g., requiring professional cleaning beyond what is reasonable for normal turnover), costs may be deducted from your security deposit.

Damage Beyond Ordinary Wear and Tear: Ordinary wear and tear refers to minor deterioration that occurs naturally from everyday living over time (e.g., faded paint from sunlight, lightly worn carpet in high-traffic areas, a reasonable amount of small nail holes from pictures, minor scuffs on walls from furniture movement).

However, you are responsible for any damage beyond ordinary wear and tear, which may result in deductions for repair or replacement costs. Examples include:

Holes, gouges, or extensive damage to walls, doors, or flooring (beyond small nail/picture holes).
Broken fixtures, drawers, windows, appliances, or plumbing caused by misuse or negligence.
Stains or burns on carpets, countertops, or flooring (e.g., pet urine damage, cigarette burns, permanent marker).
Heavy grease buildup, mold from neglect, or damage from unauthorized alterations (e.g., painted walls without permission, removed fixtures).
Damage to appliances, HVAC, or other systems due to improper use or failure to report issues promptly.

Unreported Issues: If pre-existing damage, maintenance needs, or issues that developed during your tenancy (e.g., leaks, broken items, pest problems) are left unreported, this may be cause for a deposit  deduction. Please report any issue to us immediately as a maintenance request before move-out. Addressing or documenting these now prevents misunderstandings later and helps ensure fair handling of your security deposit. Failure to report issues promptly could lead to them being attributed to your tenancy.

Malicious Damage: Any damage to the property deemed by the Landlord to constitute vandalism or intentional/malicious destruction (as opposed to normal wear and tear or accidental damage) will be documented and may be reported to local law enforcement for investigation as potential criminal activity under Georgia law (including but not limited to O.C.G.A. § 16-7-21 and § 16-7-23). The tenant remains fully responsible for repair/replacement costs, which will be deducted from the security deposit and/or pursued through civil action if necessary.

We recommend scheduling a joint move-out walkthrough inspection with us (if possible) to review the condition together.

To facilitate the prompt return of your security deposit (or any remaining balance after lawful deductions), please provide your forwarding address in writing upon move-out. Georgia law requires us to return the deposit (or send an itemized statement of deductions) within 30 days after you vacate and we regain possession, provided we receive your forwarding address.
