LLPM Rules
All LLPM tenants are subject to the rules, restrictions, and regulations of all local, state, and federal municipalities as well as present and future requirements posted on the premises and listed below by LLPM. LLPM withholds the right to make reasonable modifications necessary to provide for the comfort and convenience of all tenants, and the safety, care, proper maintenance, and cleanliness of the premises.
Residency:
- No more than two non-directly related adults may reside in any unit. Directly related is defined as, “spouse, parent, child, grandchild, brother or sister of the tenant, or such other eligible person.” No more than two adults per bedroom.
- Any smoking of tobacco, marijuana, or any other material is strictly prohibited inside all LLPM units.
- Wood-burning fireplace use will no longer be permitted as of 4/1/2024. (Applicable toViking Drive Only)
- Mounting of TVs on walls or using TV mounts is not permitted.
- Quiet time hours are from 10:00 PM to 8:00 AM. No sounds from electronics, pets, tools, or automobiles should be heard by neighbors from your residence or common areas.
Landlord / Contractor Entry:
- Tenants will be given 24-hour advance notice, if requested, for landlord entry. Any scheduled visits by a landlord or contractor that are prevented by a tenant's failure to provide entry for tasks such as scheduled maintenance, extermination, or air filter changes are subject to a rescheduling fee.
Property Upkeep:
- All lawn, porch, front deck, and back deck areas must remain clean and free of all debris. If a tenant finds trash or debris in their designated area and is unable to provide disposal, it must be reported immediately to LLPM.
- Front entryways will be limited to a maximum of two chairs and one small table. No other decorative items should be placed around your entry area or in the windows visible from the exterior.
- Additional chairs may be used in the back, but all other items (i.e. furniture, equipment, household items, supplies, trash, debris, etc) should be stored inside or removed from the premises.
- Sessional decorations that alter the appearance of the residence must be expressly approved by LLPM.
- Nothing shall be attached, affixed, glued, or hung from the door, around the doorway area, or on the unit exterior. This especially includes anything that would modify the siding or puncture the exterior or door.
- No window unit air conditioners or heaters are permitted.
- All maintenance items must be reported to LLPM. No alterations, modifications, or “improvements” to the interior, exterior, lawn, or common areas are prohibited unless specifically approved by LLPM. This includes fixtures, appliances, lighting, doorbells, paint, wallpaper, and flooring.
- Tenant interiors must be free of clutter such as excess, non-functional, furniture. appliances, or all other stored or “hoarded” items that would prevent proper insect extermination or any other task deemed necessary by LLPM.
- No sidewalk chalk or any other material used to mark up the common or private areas either temporary or permanent is allowed.
- All replacement light bulbs and smoke detector batteries are the responsibility of the tenant.
- No material other than traditional toilet paper including "baby wipes" feminine products, or "flushable" wipes is permitted to be placed into a toilet and or flushed down a toilet.
Parking:
- Each property is entitled to two vehicles per residence. Additional vehicles may be allowed only with the specific permission of LLPM.
- Parking is available in front of each unit and the community parking areas on a first come, first serve basis.
- NO PARKING OR DRIVING IN ANY GRASS AREA is permitted under any circumstance.
- Immobile and nonfunctional vehicles are not permitted. Any vehicle that is considered a “general eyesore” is also not permitted.
Keys and Locks:
- Changing locks, adding deadbolts, or any other modification impeding the landlord's entry is prohibited.
- For the security of all tenants, keys are not allowed to be replicated.
- If a key is lost or stolen, the tenant is responsible for informing the landlord and responsible for the replacement key costs. In the event a key is lost, the tenant will be responsible for a $15.00 per key replacement plus applicable shipping fees.
- The garbage dumpster will remain locked at all times with a combination code provided to each property. If locks are lost or damaged, the tenant will incur the cost to replace all necessary locks. (Viking Drive only)
- Each tenant is responsible for maintaining his/her dumpster access.
Garbage:
- The dumpster is for residential household trash only. Furniture, appliances, equipment, or any other “non-garbage” item disposal is strictly prohibited.
- The garbage dumpster will remain locked at all times. If keys or locks are lost or damaged the tenant will incur the cost to replace all necessary locks and keys.
- No dumping outside of the dumpster under any circumstances.
Pets:
- No pets, of any kind, are permitted unless the pet was registered with LLPM by Jan. 5, 2024.
- No “pet guests” are permitted without permission from LLPM.
- Pets are not allowed to be tethered outside or left unattended for any reason.
- Pets outside must be on a leash and with their owner at all times.
- Pet owners are responsible for cleaning the grounds while walking their animals. Feces must be picked up by the owner and discarded in the trash.
- Absolutely no sheltering or feeding of stray animals, pets, or any other animal that does not belong to you.
Utilities:
- Unless otherwise specifically noted, all utilities are provided by the tenant and proof of transfer must occur before move-in.
- All utilities, (water and electricity) must remain active throughout the full duration of the tenant's residence.
- All utility transfers must be coordinated with LLPM. No modification of electric, coax, or fiber optic cabling may be installed without the permission of LLPM.
- Satellite dish installation is highly discouraged. In the event a satellite dish is requested, the installation must be supervised by an LLPM representative and subject to all requirements deemed“reasonable”.
- Renters insurance is required for all satellite dish users.
